Serious Problems- What do you need to do if your house inspection finds defects?
You could end up not purchasing the house depending on the severity of the defect.
- Find out how much it will cost to fix the defects
- If time permits, you can collect repair estimates from licensed contractors before you remove your inspection contingency.
- Ask your sellers to fix the problems- remove your inspection contingency from the contract with a condition that the sellers complete specific repairs according to the contractors' bids.
The sellers may accept your proposal, reject it, or propose an alternate solution to the problem. If they will not do all of the work, they might offer to share in the cost of repairs. They also may agree to complete only some of the repairs. The sellers might want to collect more estimates to see if the work can be performed for less, so you should allow the sellers several days to consider your proposal.
Unless the house is being sold “as is” the seller should be prepared to fix minor items, such as broken windows, missing screens, broken faucets, etc.
