6 Survey Terms You Should Know
Land Survey:
A very accurate measurement of the distances, directions and angular turns of a parcel of improved or unimproved property. The drawing of the measurements by a professional surveyor is called a Plat of Survey or Plat.
Plat:
a drawing that will illustrate the location of physical improvements of the property including easements and right-of-ways. Similarly, a survey can also illustrate where such improvements– such as streets, clubhouse, utilities and lots– can be placed.
Encroachment:
A building, part of a building or obstruction, which intrudes upon or invades a highway or sidewalk or trespasses upon the property of another.
Easement:
A right given to a third party to use a portion of the property for certain purposes, such as power lines or water mains.
Property Line:
A line along which two areas meet.
Monument:
A physical structure, which marks the location of a corner or other survey point.
