What is a Home Warranty and how is it different from Homeowner’s Insurance?

A home warranty is NOT the same thing as homeowner’s insurance. A home warranty is a type of insurance that covers repairs to certain parts of a house and major appliances (items not covered by homeowner’s insurance.) It is not required to have home warranty. The decision is entirely up to you. If your appliances are new- you may not need additional coverage. However, if you have older appliances, a home warranty may be of use– especially if the seller will pay the cost.

Depending on your policy, a home warranty program can send a repair man to your house when problems occur with item such as dishwashers, oven, cook top/range, electrical system, plumbing system, hot water heaters, heating system, central AC, ceiling/attic/exhaust fans, garbage disposal, door bell system, garage opener, kitchen refrigerator, burglar and fire alarm, trash compactor, central vacuum system, roof leak repair, washer and dryer, freezers, and swimming pools.

A policy can last anywhere from 1 to 10 years.
